Eliminate the Colony.
Not Just the Termites.

InnoTermite™ is Innovative Pest Management's structured 4-stage termite protection programme. It does not just kill what you can see — it eliminates the entire colony, queen included, from inside the structure.

Stage 1 uses InnoScan™ thermal imaging to locate the colony without drilling. Stages 2–4 deploy Xterm™ bait technology to reach and eliminate the queen — then monitor the structure for 9 months post-eradication.

THE PROGRAMME

What Is InnoTermite™?

InnoTermite™ is Innovative Pest Management's complete termite colony elimination programme. It is not a single treatment or a bait product — it is a structured, four-stage system that begins with locating the colony, proceeds through scientifically proven baiting, monitors until the queen and colony are confirmed dead, and then protects your property for nine months with a documented warranty.

Most termite treatments either apply liquid chemical barriers that block movement without killing the colony, or deploy bait without first confirming where the colony actually is. InnoTermite™ starts with InnoScan™ thermal imaging to map the colony location before a single station goes in — making every treatment decision data-driven.

The baiting technology at the core of the programme is Xterm™ by BASF — a species-specific insect growth regulator bait that workers carry back to the colony, disrupting the queen's reproductive cycle until the entire colony collapses. InnoTermite™ is the programme. Xterm™ is one of the tools inside it.

Why InnoTermite™ Works
Detection Before Treatment
InnoScan™ thermal imaging locates the colony before any bait is installed — no guesswork positioning
Colony Elimination, Not Suppression
Xterm™ IGR bait reaches the queen via worker trophallaxis, collapsing the reproductive source
9-Month Post-Eradication Warranty
Monitoring continues for 9 months after colony confirmed dead with written warranty coverage
Minimal Chemical Use
No drilling into walls, no flooding chemical barriers — targeted bait only at confirmed activity zones
THE SPECIES

Coptotermes gestroi
Singapore's Most Destructive Termite

Approximately 70–80% of all termite infestations in Singapore involve Coptotermes gestroi — a subterranean species that builds its nest underground and sends foraging workers through soil and structural timber in search of cellulose.

Invisible until severe. Coptotermes gestroi typically infests from the inside out — workers consume timber from the core, leaving only a thin surface layer. Visible damage appears only after structural integrity is already compromised.
Singapore's climate is ideal for them. Year-round warmth and humidity support continuous colony activity. Unlike temperate climates, Singapore sees no seasonal dormancy — termites are active 365 days a year.
Colonies can reach one million workers. A mature Coptotermes gestroi colony can contain 500,000 to one million workers — all feeding continuously and expanding their gallery network through your structure.
WHY BAITING BEATS BARRIERS

Chemical Barriers Block.
InnoTermite™ Eliminates.

Traditional termite treatments flood the soil around a structure with liquid termiticide, creating a chemical barrier that repels or kills foragers on contact. The problem: the colony itself survives. When the barrier degrades (typically 5–8 years), or when workers find a gap, infestation resumes.

InnoTermite™ uses Xterm™ bait — a slow-acting insect growth regulator that workers collect and carry back to the colony through trophallaxis (food sharing). The IGR disrupts moulting at every stage. Workers, soldiers, nymphs and the queen all stop reproducing. Within weeks to months, the colony collapses entirely. The source is removed, not just blocked.

Xterm™ is species-specific — does not harm beneficial insects
Slow-acting ensures bait is distributed to the queen before effect
No drilling, no soil injection, no fumes inside the property
Backed by BASF global research — deployed within Innovative's InnoTermite™ framework
THE PROCESS

InnoTermite™ 4-Stage Programme

From the first inspection to the 9-month post-eradication check, every stage is documented, verified and covered under Innovative Pest Management's written warranty.

1
STAGE ONE

InnoScan™ Thermal Detection

Before any treatment begins, our technician performs a full InnoScan™ thermal imaging inspection of the premises. The infrared camera reads temperature differentials through walls, floors and structural timber, mapping where active termite colonies are generating metabolic heat inside the structure.

Colony mapped before any station installed No drilling or surface damage Foraging direction confirmed Written report with thermal images issued
2
STAGE TWO

Xterm™ Bait Station Installation

Using the InnoScan™ thermal map as a guide, our technician installs Xterm™ bait stations at precisely confirmed activity zones around and within the property. Each station is positioned where the thermal scan showed the highest forager traffic — maximising bait uptake and minimising the number of stations needed.

Xterm™ bait (by BASF) contains an insect growth regulator (IGR) that is slow-acting by design. Worker termites collect the bait and distribute it through the colony via trophallaxis — direct food sharing that spreads the IGR to nymphs, soldiers and the queen before any effect becomes apparent.

Stations placed at confirmed thermal hotspots Xterm™ IGR bait by BASF Species-specific — does not affect other insects All station locations documented

STAGE THREE

Colony Elimination Monitoring

After bait station installation, Innovative's technicians return at scheduled intervals to monitor bait consumption, replenish Xterm™ bait where needed and assess colony decline. Bait activity patterns indicate colony progression — high consumption early indicates strong uptake; declining consumption and absence of foragers signals colony collapse approaching.

A follow-up InnoScan™ thermal scan is conducted during this stage to verify that heat signatures inside the structure are diminishing — providing physical confirmation that the colony is dying, not just relocated.

Scheduled return visits Thermal re-scan confirms colony decline Bait replenished as required Colony elimination confirmed before Stage 4
4
STAGE FOUR

9-Month Post-Eradication Warranty

Once colony elimination is confirmed via thermal scan and monitoring data, the InnoTermite™ 9-month post-eradication warranty period begins. Bait stations remain active during this period as early warning sentinels. Technicians continue periodic checks to ensure no new colony has established from an adjacent source.

The warranty is documented and written. Should any renewed termite activity be detected at the same property during the warranty period, Innovative Pest Management will respond and treat at no additional cost.

Written Warranty Documentation
All InnoTermite™ contracts include a written warranty document specifying the 9-month coverage period, inspection schedule and response commitment.

FAQ

Common Questions About InnoTermite™

Answers written for homeowners, property managers and facility teams evaluating termite control options in Singapore.

What is InnoTermite™ and how is it different from standard termite treatment?

InnoTermite™ is Innovative Pest Management's structured 4-stage termite colony elimination programme. Unlike a standard chemical barrier treatment, which suppresses termite movement without eliminating the colony itself, InnoTermite™ uses Xterm™ bait technology to reach the queen and collapse the entire colony from the inside. It begins with InnoScan™ thermal imaging to locate the colony before any treatment is applied, ensuring every bait station is placed at a confirmed activity zone rather than estimated positioning.

What termite species does InnoTermite™ treat?

InnoTermite™ is optimised for Coptotermes gestroi, the subterranean termite species responsible for approximately 70 to 80% of all termite infestations in Singapore. Coptotermes gestroi builds its primary nest underground and sends foraging workers through soil and timber in search of cellulose. The Xterm™ bait stations intercept this foraging behaviour and introduce IGR bait into the colony's food-sharing network. The programme is also effective against other subterranean termite species found in Singapore.

How does Xterm™ bait actually eliminate the termite colony?

Xterm™ contains an insect growth regulator (IGR) that interferes with the moulting process termites need to develop and reproduce. Worker termites collect the bait and distribute it through the colony via trophallaxis, a direct food-sharing behaviour where workers feed one another mouth-to-mouth. This spreads the IGR to soldiers, nymphs and ultimately the queen. Because the bait is slow-acting, workers do not associate it with harm and continue sharing it. Over weeks to months, the colony cannot sustain reproduction and collapses entirely. The queen is eliminated, and no new workers are produced.

Does InnoTermite™ require drilling into my walls or floors?

No. InnoTermite™ does not require drilling into walls, floors or soil injection points. Stage 1 uses InnoScan™ thermal imaging, which reads through surfaces without contact. Stage 2 positions Xterm™ bait stations at floor level or in ground-level placements at activity zones. There is no liquid barrier injection, no chemical flooding of the soil and no surface damage at any stage of the programme. This makes InnoTermite™ particularly suitable for conservation properties, tiled floors, heritage buildings and premises where drilling is not permitted.

How long does the InnoTermite™ programme take?

Colony elimination through baiting typically takes 6 to 12 weeks from bait station installation to confirmed collapse, depending on colony size, species, temperature and bait uptake rate. Coptotermes gestroi colonies in Singapore's climate tend to respond faster than colonies in temperate regions due to continuous activity year-round. After colony elimination is confirmed, the 9-month post-eradication monitoring and warranty period begins. The full InnoTermite™ programme, including warranty, therefore covers approximately 11 to 13 months from first inspection.

Is InnoTermite™ safe for children, pets and food preparation areas?

Yes. Xterm™ bait is species-specific, meaning the IGR compound targets the termite moulting process and does not affect mammalian biology. Bait stations are enclosed units, the bait material is contained within the station and not accessible to children or pets. No fumigation, no spraying and no airborne chemical dispersal occurs during any stage of the InnoTermite™ programme. The treatment is suitable for deployment in F&B premises, childcare centres, hospitals and residential properties.

What does the 9-month post-eradication warranty cover?

The InnoTermite™ 9-month post-eradication warranty covers the same property against renewed termite activity at the treated zones. If active termites are detected at the monitored property during the warranty period, Innovative Pest Management will return and conduct additional treatment at no extra cost. The warranty is documented in writing at contract completion and includes the specific coverage period, monitored zones and Innovative's response commitment. Bait stations remain active as monitoring points throughout the warranty period.

Can InnoTermite™ treat an active infestation, or is it only for prevention?

InnoTermite™ is designed for both active infestations and prevention. For active infestations, the thermal detection at Stage 1 confirms colony location and the bait stations at Stage 2 are positioned for immediate uptake. The baiting approach is most effective when an active colony is present, as foragers actively collect and distribute the bait. For properties without confirmed activity, InnoTermite™ stations can be deployed in preventive configuration, providing early detection and immediate response capability if a colony later establishes.
